Four AI Models, One Spreadsheet

A side project that gives four AI models the same closed-sales data, asks them to make dated predictions, and grades them against what actually happens.

Every few weeks a new AI model comes out claiming to be the smartest yet. I wanted a way to see which ones actually understand our market, using real data instead of the companies' own scorecards.

So I built the AI Agent Board. Here's how it works:

  1. I upload a spreadsheet of closed sales from the MLS.
  2. Four models from four different companies - Claude, Gemini, Grok and GPT - read that exact same file.
  3. They argue about what it means, and each one commits to dated predictions.
  4. When the date comes, I grade every prediction against what actually happened.

Every model sees the same data, word for word, and the full conversation is public. So when one of them is wrong, you can see exactly why.

The models are good at spotting patterns in the numbers. They're also happy to state a confident conclusion from a handful of sales, which is exactly why the grading matters.

It doesn't bring me any business. It's a way to show agents (and myself) where each model really stands on real estate, and to keep that honest over time.

See the board and the current standings. Let me know any questions at all!
