Myth #1 of 6AI will replace real estate agents.
Myth #2 of 6My client data isn't safe with AI.
CBA's Google Workspace agreement means your inputs are NOT used to train AI models. Client names, addresses, transaction details โ protected.
CBA's agreement extends to NotebookLM. Upload actual client documents without the data exposure risk of free tools.
ChatGPT.com and free Google tools may use your inputs for training. Don't paste client data into tools CBA doesn't cover.
CBA will communicate coverage as the landscape evolves. When in doubt, ask the help desk or your BIC.

Data PrivacyThree questions to ask before uploading a contract, disclosure, or anything with client info:
Am I logged into a work or enterprise account?
Free tiers of any tool โ ChatGPT, Google, Microsoft โ are almost always the training version. If you're not logged in with a work account, stop.
Does CBA explicitly cover this tool?
CBA covers Google Workspace tools: Gemini and NotebookLM. Anything outside that umbrella is your personal call โ not a covered tool.
Would you be comfortable if this appeared in a stranger's AI response?
That's the practical worst case of an unprotected tool. If not, it doesn't go in.
Myth #3 of 6AI doesn't write well.
It's not AI that writes poorly โ it's weak prompts that produce weak output. See for yourself:
The skill isn't writing anymore. It's knowing what matters about your listing and being able to articulate it.
Myth #4 of 6I don't have time to learn new tools.
Help me prepare for a listing appointment.
I have a listing appointment tomorrow at [address]. Give me: 3 neighborhood talking points, 2 questions to ask about the seller's timeline and motivation, and one pricing angle if similar homes are sitting stale. Format as a one-page cheat sheet.
Myth #5 of 6I can just use an AI “off-the-shelf” in my real estate business.
No built-in compliance: A generic AI doesn't know the NC Real Estate Commission's advertising rules or fair housing law. Tell it to follow them — every time, in every chat.
Fair housing: AI has no license. Everything it writes goes out under yours. Review every output before it's published.
Before providing any real estate marketing copy, automatically review it for compliance with fair housing law and the NC Real Estate Commission's advertising rules. Flag any language that references or implies protected classes — including race, color, national origin, religion, sex, familial status, disability, age, or marital status. Suggest compliant alternatives that describe the property's features and lifestyle rather than who should live there.
Myth #6 of 6It's too complicated for me.
You don't need to understand how AI works. You need one good prompt. We'll give you six before you leave today.
Describe property + updates + neighborhood + tone. AI writes the draft.
Paste remarks + photo list. AI flags what's missing before it goes live.
Name + context + key points. AI writes a polished email in seconds.
One listing โ Facebook, Instagram, and LinkedIn captions at once.
Client name + closing date โ a full follow-up reminder calendar.
Neighborhood + stats โ client-ready market summary email.
ResourcesDon’t dump everything into one thread. Save separate chats by purpose so context stays clean.
One saved chat for listing descriptions, social posts, and newsletters.
A dedicated thread for strategy, goal-setting, and accountability check-ins.
Yes, even the grocery list. Keep life admin separate from client work.
Their preferences, search feedback, and notes — all in one place you can return to.
The Real StoryDrafting, summarizing, prepping โ things that eat your day
Reduce vendor costs for copy, design, and marketing tasks
Show up where you haven't had bandwidth to show up
Stay top-of-mind with past clients at scale
NotebookLMUpload your transaction documents. Ask questions in plain English. Get answers from your files โ not the internet.
Case StudyIt's tucked right inside Gemini — no separate sign-up, no new login.
Case StudyThis notebook holds the actual transaction file for one listing — MLS sheet, floor plan, radius comps, road/plat records, and survey.
Case StudyAsk a plain-English question and get an answer pulled straight from the uploaded documents — with citations, not guesses.
Live DemoBefore a day of showings, load everything into Gemini once. Then just ask, address by address.
Live MLS + AIThe FlexMLS MCP feed connects live MLS data directly to AI โ ask a question in plain English, get an answer from real, current listings.
The Near FutureThe tools will change.
The skill of knowing how to use them won't.
Your Next StepUpload MLS sheets, disclosures, and HOA documents before you go. Try asking it questions during the showing.
01Gather your draft, your list of upgrades and system ages, and your email thread with the seller. Use today's Pro Prompt to refine it. Find one thing to sharpen today.
02Choose a farm neighborhood. Use AI to write the copy, narrative, and CTA. Launch something you can point to next month.
